Ceiling

Ceiling Finishes

  • Ceiling materials are to be selected based on the following characteristics to ensure the appropriate ceiling is used:
    • Internal Acoustic requirements for the space.
    • Acoustic insulation requirements between spaces.
  • Access requirements to services and equipment located in the space above the ceiling.
  • In existing buildings, ceilings are generally off-form concrete painted where appropriate.
  • False ceilings where required, are to be flush plasterboard, plasterboard tiles or standard acoustic tile in an exposed grid as indicated within the room space data table. Ceilings concealing air conditioning or other services are to be of removable panels
  • Any non panelized ceilings are to have a sufficient number of lockable access hatches similar to Rondo.
  • Access requirements for servicing and maintenance are to be indicated on service engineer's drawings with access panels included as part of the works.
  • See Clauses A2.18 and G1.7.

Ceiling Heights and Ceiling spaces

  • Ceiling Heights are to meet (or exceed) the minimum requirements set out within building regulations.
  • Unless the Brief states otherwise, the floor to ceiling height throughout office and teaching areas is to be at least 2700 mm.
  • Where services occupy ceiling spaces, the dimension from top of ceiling to underside of slab or beam, or roof is to be 400mm minimum.
